Applicant(s) acknowledge that screening fees are non refundable and that he/she/they acquire no rights in a dwelling (rental unit) until a holding deposit has been paid and qualification for residency has been determined.
Each person over the age of 18 must complete a rental application.

Conventional Qualification Criteria – Outside Seattle City Limits
Rental History: 12 months valid, verifiable rental history.
Valid rental history is a written lease or month-to-month contract. If rental history is less than 12 months then an increased deposit equal to 1/2 months rent -OR- cosigner may be requested. 2 late payments, NSF checks and/or noise complaints and/or lease violations within 12 months may result in an increased deposit equal to 1/2 months rent. Final recommendation will also be dependent on credit history and income to rent ratio.
Qualification will be based on Experian Vantage 4.0 credit scoring model, as outlined below:
No established credit score with or without derogatory credit may require an increased deposit.
700 – 850 May qualify for approval.
650 – 699 May require an increased deposit equal to 1/2 months rent.
550 – 649 May require a qualified cosigner
300 – 549 May result in denial
Final recommendation will also be dependent on rental history and income to rent ratio.
Income: Monthly verifiable income must be equal to at least 3 times the rental amount If income is less than 3 times the rental amount but more than 2.5 then an increased deposit equal to 1/2 months rent may be requested. Income that is less than 2.5 times the rental amount may require a qualified cosigner. Final recommendation will also be dependent on rental and credit history.
Acceptable documentation for verifiable income varies based on the income source. Generally accepted documentation may include 2 consecutive (recent) paystubs, most recent tax returns, W2, Leave & Earnings Statement (LES), Statement of Social Security Benefits, I20 (International Students), etc.
Federal, State, and local subsidies will not be considered in rent-to-income Ratio.
COSIGNER QUALIFICATION CRITERIA: A cosigner will be APPROVED if all the qualifications (below) are met. If the cosigner does not meet any one of the following criteria then the cosigner will not qualify.
RENTAL HISTORY: 1 year of valid and verifiable rental or mortgage history with no late payments or NSF checks.
CREDIT HISTORY: A minimum credit score of 750
INCOME: Monthly verifiable income must be no less than 4 times the rental amount of the unit.
Denial of Application may result from the following:
Verified unpaid eviction appearing on credit report or confirmed with landlord.
Unpaid rental collection verified on credit report and/or balance owing to landlord.
Credit score of 549 or less.
3 or more late payments and/or NSF checks and/or noise complaints and/or lease violations within a 12-month rental period (current or previous).
Unverifiable social security number
Falsification of rental application
Breaking lease agreement that may result in collection filing.
Improper notice to a landlord, without time to comply with the lease term.
We do not automatically deny applicants based on criminal history. Rather, criminal history is considered based on the nature of the offense and time passed since the date of final disposition (e.g. applicant was released from prison, probation or parole). We limit consideration to those convictions, the dates of final disposition of which pre-date the report by no more than seven years. Note that convictions and pending cases for the following offenses may result in denial:

Manslaughter (1st degree) Theft (1st & 2nd degree)
Assault (1st, 2nd & 3rd degree) Burglary (1st, 2nd degree & vehicle prowling 1st degree & Residential)

Rape (All counts) Arson (1st, 2nd degree & Reckless Burning 1st degree)
Rape of a child (All counts) Possession with intent to Deliver illegal substance(s) (All counts)
Child molestation (All counts) Delivery or Sale of illegal substance(s) (All counts)
Any Terror Related Activity Outstanding Criminal Warrant for those offenses listed above
Criminal conviction which results in a registered sex offender requirement and/or any sex offender registry requirement.
A criminal records search will be performed for felony and misdemeanor offenses. All felony and misdemeanor offenses must be disclosed on the rental application.
Valid photo identification will be required of all applicants.

2 Bedroom: 4 Maximum
3 Bedroom: 6 Maximum

If the application is denied or approved conditionally based upon information contained in the report, you may request and obtain a copy of the report.
